While prices fell, only traditional home closings increased

Gulf Shore Real estate News

The recent trends in Baldwin County real estate show a difference in traditional housing versus beach and resort properties. According to the Baldwin Realtors® Trends Report, average prices were down in both categories but only traditional homes saw a rise in closings versus the same month in 2024.

The report shows that in May 2025, the average sales price in the Resort area was $734,248. That’s a 2.4% decrease from May 2024. Homes in this market took an average of 125 days to sell, up from 77 days last year. Closed sales also dipped from 179 to 167 properties sold year-over-year. The Resort area of Baldwin County includes all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Road/Hwy 180.

In the Traditional Residential market, the average home price was $408,398, down 6.5% from May 2024. Homes in these areas stayed on the market for an average of 65 days, which is 9 days longer than last year. However, this part of the county saw growth in new listings and total sales compared to a year ago.
