Beach Area Home Prices Fell But Sales Grew In Real Estate Report

Baldwin County’s housing market in June 2025 showed lower average home prices but strong buyer activity, according to the latest report from Baldwin REALTORS ® Multiple Listing Service (MLS). The data reveals that both traditional residential and resort markets experienced a decline in average sales prices compared to last year, while homes spent more time on the market. However, the number of new listings and properties sold increased in several areas, showing continued interest from buyers. The report covers June 2025, with comparisons to June 2024.


In the Resort area of Baldwin County—which includes all of Orange Beach, Fort Morgan, and Gulf Shores south of Canal Road and Highway 180—the average sales price fell 4.54% from June 2024 to $763,669. Homes in this region spent an average of 104 days on the market, up from 86 days last year. Resort area sales were strong, with 173 properties sold, compared to 142 in June 2024. New listings rose slightly to 264, up from 253 the previous year.


In the Traditional Residential market, the average sales price dipped 0.59% year-over-year to $409,488. Homes spent an average of 59 days on the market, just one day longer than last year. There were 699 new listings, up from 570 in June 2024. However, 459 properties were sold, down from 495 the previous year.

  • Average Sales Price Change from June 2024: Decreased 3.91%


North Baldwin

  • Residential Properties sold in June 2025: 26
  • Average Sales Price: $272,469
  • Average Days on Market: 44
  • Average Sales Price Change from June 2024: Increased 2.51%


The June 2025 housing report shows that while prices have dipped in some areas, Baldwin County’s real estate market is still active, with more listings and steady sales. Homes are spending more time on the market, allowing buyers additional choices and time to make decisions.
