New business plaza reviewed by Gulf Shores Planning Commission

The Gulf Shores Planning Commission met this week and reviewed only one business application. The structure was name Uptown Plaza East and would be located on the corner of East 20th Avenue and 2nd Street.


City of Gulf Shores Planning Director, Andy Bauer, addressed the project during the meeting. He informed them the application was for site plan approval and the property was zoned for (GB) General Business. He added that the applicant would like to build a 5,400 square foot building for retail and drive-thru uses.

Mr. Bauer explained that the project met the City of Gulf Shores condition for parking, set-backs and landscaping. Upon inspection of the site the city officials found two trees had been removed that were suppose to stay. Mr. Bauer explained that those would need to be replaced.


The city's Planning Department recommended the following conditions be applied to the development of the plaza:

  • A sidewalk fee of $18,963 be paid before issuance of build permit
  • A new utility letter from Gulf Shores Utilities
  • Building contractor will coordinate with City to clean out drainage pipes before issuance of Certificate of Occupancy
  • A remediation agreement concerning the two trees removed from the property


The Planning Commission members asked questions of Mr. Bauer and the site engineer as well. The two concerns were for backup traffic at the drive-thru and stormwater management. The Commission approved the project unanimously with the prior conditions attached.

Foley is adding more lights to the oak trees along city streets as part of a project to brighten the downtown area. The new lights will help make the area more welcoming and easier to walk through at night. They are part of a larger plan to improve lighting around town.
