Resort and Island Property Priced Grew

Baldwin County Real Estate Trends

Baldwin County, Ala. — (GSN) — Baldwin County's housing market sent mixed signals in July 2026, as resort-area home prices climbed even as overall sales activity slowed. Baldwin REALTORS®' data showed fewer closed sales and new listings in both the Resort and Traditional Residential markets compared with the same month last year. The numbers reflect shifting conditions across the county's coastal and inland communities. 



In July 2026, the Resort Area reported an average residential sales price of $836,017, up from $764,005 in July 2025. That nearly $72,000 increase came even as homes sat on the market longer. Average days on market rose to 122 days in July 2026, compared with 104 days in July 2025.



Closed sales in the Resort Area declined from 210 properties in July 2025 to 175 in July 2026. Total residential sales volume in the resort market totaled $146,302,914, down from $160,441,066 the previous year. New listings also fell, with 263 added in July 2026, down from 313 in July 2025.



The Traditional Residential market told a different story on pricing. The average sales price in that segment fell to $398,711 in July 2026, down from $495,085 in July 2025. Homes in the Traditional Residential market moved slightly faster, with average days on market falling to 78 days from 83 days a year ago.



Closed sales in the Traditional market totaled 619 properties in July 2026, down from 804 in July 2025. Total sales volume reached $246,801,863, a decline from $398,048,140 in the same month of 2025. New listings also declined, falling to 730 in July 2026 from 788 in July 2025.



Baldwin REALTORS also released a breakdown of July 2026 residential MLS statistics by area. The figures show wide variation in sales prices and activity across the county:



Central Baldwin

  • Properties sold: 189
  • Average sales price: $337,541
  • Average days on market: 89
  • Average sales price change from July 2025: Increased 3.12%



Coastal Condos

  • Properties sold: 84
  • Average sales price: $713,389
  • Average days on market: 122
  • Average sales price change from July 2025: Decreased 10.58%



Coastal Homes

  • Properties sold: 93
  • Average sales price: $945,196
  • Average days on market: 122
  • Average sales price change from July 2025: Increased 27.20%



Eastern Shore

  • Properties sold: 227
  • Average sales price: $500,049
  • Average days on market: 71
  • Average sales price change from July 2025: Decreased 3.13%



North Baldwin

  • Properties sold: 27
  • Average sales price: $293,983
  • Average days on market: 111
  • Average sales price change from July 2025: Increased 1.26%



Baldwin REALTORS noted that recent updates to MLS area definitions and a transition to a new MLS platform may affect how current statistics compare to previously published reports. Market areas are now based on objective geographic boundaries rather than legacy MLS designations. The organization said data collection and reporting processes continue to be refined within the new system.
