Orange Beach, Ala. — (GSN) — The Orange Beach Planning Commission has begun reviewing a comprehensive, long-range blueprint designed to guide the city's future growth and development. Presented by City Planner Griffin L. Powell, the plan addresses key areas including land use, transportation, housing, infrastructure, and environmental protection. Officials emphasize that the document is a visionary guide for early-stage proposals and does not guarantee the approval or implementation of any specific projects.

The blueprint is structured around 12 core guiding principles, such as limiting the pace of future development, expanding housing options, preserving environmentally sensitive areas, and promoting walkable neighborhoods. A major highlight of the plan is the conceptual design for a new Town Center along Canal Road, which could feature a town green, a clock tower, mixed-use buildings, a boutique hotel, and a farmers market. The civic space would also integrate the existing Library, Arts Center, and Senior Activity Center, alongside a relocated history museum.

Additional proposals in the blueprint include:

• Perdido Beach Boulevard Corridor: Implementing architecture and landscaping design standards, moving buildings closer to the street, and improving pedestrian access.

• Transportation: Prioritizing the realignment of Canal Road and Highway 161, extending Powerline Road, and expanding bike paths and sidewalks.

• Infrastructure: Upgrading water, sewer, and broadband capacity, alongside drainage enhancements along Highway 182 to mitigate flooding.

• Community Facilities: Expanding local middle and high schools and developing a west-side medical complex, though timelines and funding remain unannounced.

• Environmental Preservation: Protecting Pig Bayou and establishing a formal conservation program.

The commission has not yet voted to formally adopt the blueprint, which will ultimately serve as the foundation for updating local zoning maps and regulations.
