Resort Market Sees 7% Price Increase and Higher Volume

The Baldwin County housing market showed positive trends in March 2025, with increases in home sale prices and new property listings. Baldwin REALTORS® Multiple Listing Service (MLS) reported nearly 1,200 new listings added during the month, marking a 10% rise compared to March 2024. Total revenue from residential sales also surpassed the previous year's figures by approximately $6.5 million.


In the Resort area—which includes Orange Beach, Fort Morgan, and parts of Gulf Shores south of Canal Road/180—all key indicators experienced growth. The average sales price increased by 7% from March 2024, reaching $750,698. Closed sales rose to 151 properties, up from 142 the previous year. However, homes in this area stayed on the market longer, averaging 101 days compared to 91 days in March 2024. New listings in the Resort market totaled 477, an increase of 94 properties year-over-year.


Conversely, the Traditional Residential area of Baldwin County, which encompasses all regions not included in the Resort market, experienced a decline in closed sales. Only 398 properties were sold in March 2025, down from 458 in March 2024. The average time on the market for these properties increased to 76 days, 16 days longer than the previous year. Despite these declines, the average sales price in this area rose by 10.4% to $430,541. New listings also saw a slight increase, with 715 homes added to the market, 16 more than the previous year.

  • Average Sales Price Change from March 2024: Increased 24.1%

Eastern Shore:

  • Residential Properties Sold: 174
  • Average Sales Price: $552,632
  • Average Days on Market: 71
  • Average Sales Price Change from March 2024: Increased 21.3%

North Baldwin:

  • Residential Properties Sold: 20\
  • Average Sales Price: $364,990
  • Average Days on Market: 62
  • Average Sales Price Change from March 2024: Increased 41.6%
