PUD Amendment Embraces Community Open Space and Recreation

Gulf Shores, AL. — (GSN) — Recent planning discussions in Gulf Shores have highlighted a major shift for one of the city's most cherished recreational landmarks. The Gulf Shores Planning Commission and community stakeholders have advanced a Planned Unit Development (PUD) amendment for the Gulf Shores Golf Club transitioning a previously planned residential subdivision into an expanded community asset.
A Planned Unit Development (PUD) is a flexible zoning designation and regulatory tool used in urban planning. Rather than adhering strictly to traditional, rigid zoning categories, a PUD allows for a master-planned approach to land development. It enables a mix of land uses, innovative building designs, and flexible site layouts while ensuring that development aligns with the municipality's comprehensive plan. Crucially, PUD regulations are designed to promote appropriate land use and protect the natural, scenic, and open-space qualities of the area.
Established in 1964, the Gulf Shores Golf Club has long served as a natural, scenic focal point and community anchor for the surrounding neighborhood. Over the decades, the 175-acre property has seen various planning evolutions:
- 2005: Rezoned from R1A to R1A PUD with a master plan permitting multifamily development.
- 2006 & 2008: Subsequent amendments adjusted parcel sizes and eventually replaced multifamily use with an approved 42-lot single-family subdivision.
- 2015: Further amended to reduce the single-family development to 36 lots and carve out a nearly nine-acre parcel.
Under its current ownership, significant investments have been made to revitalize the property—upgrading turf grass, course amenities, irrigation, bulkhead walls, bunkers, cart paths, and putting greens. Today, the facility functions not only as an 18-hole championship course but also as a vital community hub, recently hosting high school golf tryouts for 42 students and youth events for around 50 children.
The approved PUD amendment focuses specifically on a nine-acre parcel of vacant land surrounding the clubhouse at 520 Clubhouse Drive.
Instead of moving forward with the previously approved 36-lot single-family residential subdivision, the zoning amendment allows the property to be reclassified from residential use to golf course open recreational space.
Specifically, this change permits the construction of a par-3, nine-hole short course spanning 691 yards. Designed to offer a time-efficient alternative to a full championship round—taking approximately one hour to play instead of four and a half—the short course will feature holes ranging from 40 to 100 yards with challenging greens. Additionally, the project includes removing 32,000 square feet of overgrown impervious surfaces, preserving existing landscaped buffers, protecting heritage trees, and enhancing the overall aesthetics and financial stability of the club.
The proposed zoning change for the Gulf Shores Golf Club still requires final approval from the City Council. Once approved, this update to the historic Gulf Shores business will allow golfers to hone their short game on the new nine-hole course.
