Foley Planning Commission Considers Density Increase on Large Parcel

Rezoning could increase units in the Wolf Ridge area

Foley’s planning commission will take a rezoning request for 43.44 acres of Wolf Ridge as the applicant wants to rescind a previous planned unit development and put another one in place to increase the number of units developers can build.

 

The commission will meet in council chambers at city hall in a work session Jan. 8 at 5:30 p.m. and in a regular session Jan. 15 also at 5:30 p.m.

 

The property is located north of County Road 12 and east and west of Clarke Ridge Road. Staff’s recommendation will be conditional.

 

“Careful consideration should be given before allowing increased density in an environmentally sensitive area,” a Community Development report states. “Applicant needs to confirm greenspace calculations and show landscape buffering and street trees on plans.

 

During the meetings, the commission will also discuss:

 

  • A request for a one-year extension and name change for Foley Point phase one on 35.27 acres with 53 lots planned east of County Road 65 and south of Dairy Lane in the Foley planning jurisdiction. The development was formerly called Cove at Cotton Bayou. Staff will recommend approval.
  • Granting a six-month extension for Outpost Orchard phases three and four on 20.38 acres and 116 lots located south of East Michigan Avenue and west of South Pecan Street. Staff will recommend approval.
  • A request for a one-year site plan extension for Cox Pools located south of U.S. 98 and east of the Foley Beach Express. Staff will recommend denial with the Engineering Department’s comment on the request stating “staff has not been informed of construction activities commencing.”
  • Granting a request for a minor subdivision of the Bella Vista Townhomes property located at 105 Cody Lane to create “a separate parcel around existing townhomes from a larger parcel.” Staff will recommend approval with conditions.
  • A request for a re-subdivision of lots three and four in the Foley Professional Park and lot four of Peachtree Center Commercial Park unit two now consisting of 9.14 acres and six lots. It is located south of East Peachtree Avenue and east of North McKenzie Street. Staff will recommend approval with conditions.
