The new 300 Unit development would be by expressway

During a work session of the Gulf Shores City Council a new housing development was reviewed and details were provided to the council members. Lee Jones, Assistant City Administrator - Community Development, stated that the Planned Unit Development (PUD) would be located on a 23 acre site, just north of the Auburn University Veterinary building on the Baldwin Expressway.


The project will not come up for a public hearing until July 28th. During the 'Public Notice Period' the city has not received any correspondence. The development has already been reviewed by the Planning Commission and received a unanimous vote of approval.


The new PUD would be a multi-use site with 300 living units, 4 general business parcels and 4.82 acres of lifestyle amenities.

The Bowden PUD as it was referenced, was consistent to the Master Plan of the city. Lee Jones stated that the project was within compliance of Gulf Shores development rules.


However, Jones stated the a section of the property was currently zoned GB (General Business) and would need the council's approval for changes.

The Baldwin County coastal region has experienced a shortage of affordable housing for many years This PUD development could address some of the shortage. The council will discuss the project again on July 28th and would be subject to public comments.


One resident did approach the City Council to highlight her two concerns. The first was about the additional traffic and the second was the lack of amenities for children.


Another resident pointed out that when the project was brought before the Planning Commission, notice to residents had an errored date, not allowing their comments to be heard by the commission members. He stated that building should be stopped until infrastructure was completed. He referenced parks and added "we need something for us" before completing the comments.


The project developer from Phoenix City was available to address the council. He stated that the project had been under consideration since 2021. He added that the firm was small and family owned. They have been in operation over 50 years and had plans on providing what the city needed. He expressed how his firm has worked with the city of gulf Shores during every step of planning.
