Gulf State Park Opens New RV Resort

The largest state-owned RV park in the country

Orange Beach, Ala. – (GSN) – Gulf State Park has officially opened a new RV resort, replacing a former, underused golf course and significantly expanding camping options along the Alabama Gulf Coast. The grand opening and ribbon-cutting ceremony, led by state and local leaders, took place at the main clubhouse, marking the end of a multi-year effort to transform the site.
The shift was driven by a detailed financial review. The former golf course was losing money due to declining interest and high operating costs, while the existing campground maintains an occupancy rate of at least 90 percent year-round. Commissioner Chris Blankenship of the Alabama Department of Conservation and Natural Resources stated the expansion was necessary to meet this strong demand.
Key Features and Scope
The new resort adds 103 RV campsites with full hookups (water, sewer, and electrical). This expansion increases Gulf State Park’s total offerings to 607 campsites, making it the largest state-operated RV campground in the country. The 78-acre campground also features premier amenities, including:
- A clubhouse, meeting spaces, and a snack bar.
- Bathhouses with private family suites and a 24-hour laundry facility.
- A saltwater pool, a splash pad, and pickleball courts.
- Paved roads designed to accommodate large RVs.
Funding and Economic Impact
The project was part of a larger $300 million initiative to improve Alabama’s state parks. Funding came from an $85 million bond approved by roughly 80 percent of voters in 2022.
Officials expect the resort’s upgraded features and proximity to park attractions—including the Gulf, the fishing pier, and the trail system—to attract more visitors and boost tourism in Baldwin County. Rep. Frances Holk-Jones called Gulf State Park one of Alabama’s "crown jewels" and noted the new addition reflects a commitment to preserving and enhancing public resources. Furthermore, revenue generated from the new campground is projected to help maintain and improve parks statewide.
State Parks Director Matthew Capps and a team of staff, designers (McCollough Architecture and Sawgrass), and contractors were credited for their contributions to the development.
