Baldwin County, Ala. - (GSN) - The Baldwin County real estate landscape continues to show a striking contrast between coastal retreat communities and inland residential neighborhoods. Demand for primary residences remains steady across mainland developments, even as high-end resort markets adapt to shifting buyer habits. Overall inventory has tightened slightly countywide, leading to distinct pricing trajectories by location. 


Industry professionals monitoring local Multiple Listing Service data note that geographic boundary updates and upgraded software systems are providing a clearer snapshot of these regional dynamics. Consequently, both buyers and sellers must carefully evaluate local neighborhood conditions rather than relying on broader countywide assumptions.


In August 2026, the Resort Area reported an average residential sales price of $776,553, down from $829,364 in August 2025. Closed residential sales in the resort sector declined year over year to 156 properties, down from 185 a year prior, pulling total resort sales volume down to $121,142,217 from $153,432,296. Despite lower overall volume, properties spent less time on the market, with average days on market dropping to 107 from 116. New residential listings in the resort sector also contracted, with 288 new properties added, down from 299 in August 2025.


Baldwin County’s Traditional Residential market presented a different picture, with rising property values despite lower transaction volume. The average residential sales price in this segment climbed to $411,213 in August 2026, up from $387,865 in August 2025. Closed sales dipped to 535 properties, down from 565 in the prior year, while total sales volume ticked up slightly to $219,999,092 from $219,143,893. Homes spent slightly more time on the market, averaging 73 days compared with 71 days last year, while new listings dropped from 807 to 710.


The housing statistics compiled by Baldwin REALTORS® highlight key geographic distinctions across the county. The Resort Area specifically tracks residential listings in ZIP codes 36511, 36542, 36547, and 36561, while the Traditional Residential category encompasses all remaining county listings. Recent updates to MLS area definitions and the transition to a new MLS platform mean market areas are now categorized by objective geographic boundaries rather than legacy designations, enabling more refined reporting as data collection processes continue to be updated.
