Planning Commission In Orange Beach Considers 218 Townhome Development

Agenda includes rezoning and new subdivision on Sampson Avenue

The Orange Beach Planning Commission will consider two requests for townhome projects in the city, bringing in a total of 218 units if the plans come to fruition.

 

The commission will meet in two sessions starting with a work session at 3 p.m. and a regular session at 4 p.m. in council chambers at city hall.

 

One request is to rezone property directly west of the former toll bridge office building with plans to build a 136-unit townhome development. Coastal Land Properties based in Mississippi is listed as the owner of the 25 acres between Roscoe Road on the west and the Foley Beach Express on the east. The request is to rezone the parcel from general business to planned unit development.

 

Also, during the meeting, the commission will hear a request for final planned unit development approval for the 27-acre Lost Bay development located on property just south of Canal Road on undeveloped land behind the Posh Furniture Store, Dollar General and the Brett Robinson laundry facility. Volume homebuilder DR Horton out of Birmingham is making the request

 

During the meetings, the commission will also discuss:

 

  • Reverting the zoning of the Cactus Cantina planned unit development north of the Dollar General on State Route 161 back to general business.
  • A request by Chad Summerlin to combine three lots of Walker’s Subdivision into one located at 28675 Sampson Avenue in a single-family zoning district.
  • Subdividing three acres at 28633 Sampson Avenue into six lots to create Water’s Edge Subdivision in a request from owners Alan and Donna Burns, residents of Huntsville according to Baldwin County tax records. The lot is directly west of the Summerlin lot.
  • A request from city staff to amend regulations in the beach overlay districts “for the pedestrian sidewalk in the pedestrian-oriented area.”
