Traditional Home Sales Up, Resort Sales Down in Baldwin County

As the growth in Baldwin County businesses continues, so does the housing market. In February 2025, Baldwin County's real estate market displayed mixed trends. The total sales volume increased by 13.1%, reaching $200,130,713, up from $176,914,696 in February 2024, according to Baldwin REALTORS® Multiple Listing Service (MLS).​


Traditional residential properties experienced growth, with 320 homes sold last month, compared to 272 in February 2024. The average sales price remained steady, with a slight decrease of $35, from $407,529 in February 2024 to $407,494 last month. However, the average days on market (DOM) increased by 27.1%, rising to 75 days from 59 days in 2024.​

In contrast, the resort area, encompassing all of Orange Beach, Fort Morgan, and regions in Gulf Shores south of Canal Road/180, saw a decline in sales. A total of 93 properties were sold, down from 101 in February 2024, marking an 8% decrease. Nevertheless, the average sales price in this area rose by 14.6%, reaching $749,811. The average DOM also increased significantly by 64.1%, with properties staying on the market for 133 days compared to 81 days in February 2024.​


These figures highlight the contrasting dynamics within Baldwin County's real estate market, with traditional residential areas showing increased sales and stable prices, while resort areas face reduced sales but higher average prices.​


Despite slower sales in the resort market, the rise in home prices reflects continued demand in Baldwin County. Local real estate experts will be watching to see if this trend continues as the spring market approaches.

Eastern Shore:

  • Residential Properties sold in February 2025: 156
  • Average Sales Price: $486,263
  • Average Days on Market: 73
  • Average Sales Price Change from February 2024: increased 4.9%



North Baldwin:

  • Residential Properties sold in February 2025: 25
  • Average Sales Price: $266,160
  • Average Days on Market: 54
