Big Land Sales, New Developments and Plenty of Buzz Across South Baldwin County!

Baldwin Real Estate Roundup - Heather Harp

Gulf Shores, Ala. — (GSN) — There's never a dull moment in South Baldwin County commercial real estate! From a million-dollar land sale in Orange Beach to new businesses, exciting development plans and major investments in infrastructure, there's plenty happening across our coastal communities.

Here's a look at what's making headlines in Orange Beach, Gulf Shores, Foley and Robertsdale!

Orange Beach: A Million-Dollar Deal on Canal Road!

Let's start with a big one! The west lot of Pelican Plaza, located next to Melanie Martin Interiors and Blalock Seafood on Canal Road, recently sold for an impressive $1 million!

The 1.32-acre parcel brought approximately $757,576 per acre, or $17.39 per square foot, believed to be the highest price per acre achieved for a land sale along Canal Road.

Heather Harp of RE/MAX of Orange Beach represented the seller, while Tim Arant of RE/MAX Gulf Shores represented the buyer.

It's another exciting transaction highlighting the value of prime commercial property along one of Orange Beach's most established business corridors. Location continues to be a major factor in the commercial market, and this sale certainly gives property owners and investors something to talk about!

Baldwin County: A 180-Day Pause on Certain Rezoning Requests

One of the biggest topics in local development news is Baldwin County's recently approved 180-day rezoning moratorium.

On October 6, the Baldwin County Commission approved a temporary pause on certain rezoning applications within areas governed by county zoning regulations. The measure also includes restrictions involving new data center and renewable energy projects.

But don't mistake this for a halt to growth! The moratorium does not stop all construction or commercial development, and it does not automatically apply within the city limits of Orange Beach, Gulf Shores, Foley or Robertsdale.

The goal is to give county officials time to review land-use regulations and plan for future growth.

For commercial investors and developers, it's an important reminder that knowing a property's zoning and permitted uses before purchasing can make all the difference!

Gulf Shores: Coffee, Anyone? PJ's Coffee Plans New Location!

Coffee lovers may soon have another stop along the Foley Beach Express!

A new PJ's Coffee drive-through is proposed just south of Coastal Gateway Boulevard, near the new Gulf Shores High School.

The Baldwin County Planning and Zoning Commission approved the site plan October 1 for the approximately 511-square-foot building on 0.87 acre.  It's another example of how commercial businesses are looking toward growing traffic corridors and expanding neighborhoods for their next locations.

Gulf Shores: Waterway Village Keeps Getting Better!

There's more activity happening around Gulf Shores' Waterway Village!

The city continues working toward public plaza improvements surrounding the pedestrian bridge over the Intracoastal Waterway.

At the October 19 City Council meeting, officials were scheduled to consider construction agreements and approximately $1.2 million in additional funding for the improvements.

The vision is to create better pedestrian connections and welcoming public spaces that could bring additional activity to nearby restaurants, shops and businesses.

Waterway Village is definitely an area to keep an eye on as these improvements take shape!

Foley: What's Next for Magnolia Walk?

Foley continues to grow, and Magnolia Walk is another development worth watching!

Located near OWA along the Foley Beach Express and Miflin Road, the approximately 99-acre mixed-use development is part of the ongoing investment activity in one of South Baldwin County's growing commercial corridors.

At its October 19 meeting, the Foley City Council was scheduled to consider additional economic development and project financing agreements involving SCP/BPG Magnolia Holdings LLC.

While specific tenants and future businesses have not yet been confirmed, the project represents another opportunity for commercial investment and development in Foley.

With so much activity along the Foley Beach Express, it'll be interesting to see what takes shape next!

Foley: Making Room for More Industry!

Foley isn't just growing in retail and restaurants. Industrial development is getting attention, too!

On October 5, city officials considered rezoning approximately 121 acres near North Juniper Street and Foley Beach Express for the proposed North Foley Industrial Park. The planned industrial park could create opportunities for manufacturing, warehousing, distribution and other businesses looking to establish a presence in Baldwin County.

More industrial development means the potential for additional jobs, business investment and economic activity throughout the area.

Robertsdale: More Commercial Development on the Horizon!

Robertsdale is getting in on the action, too! A construction project listing published in early October outlines plans for a 5,479-square-foot retail building and a 3,936-square-foot service station/car wash facility.

The proposed project carries an estimated construction value of approximately $1.52 million and was listed in the post-bid stage. Its exact location and construction timeline have not yet been confirmed.

With its central location and convenient access to Highway 59 and Highway 90, Robertsdale continues to offer opportunities for businesses serving Baldwin County's growing population.
