Will the market change after October Hurricanes?

Baldwin County has been one of the fastest growing areas in the U.S.. With the uncertainty of interest rates, rising insurance cost and a federal election on the horizon, the area has experienced a calming of the real estate market. We always consider the monthly report by the Baldwin REALTORS® as a bellwether of the current market conditions.


While Baldwin County home sellers seem more interested in entering the local real estate market, home buyers continue to show reluctancy. Baldwin REALTORS® Multiple Listing Service (MLS) reports a 12.4% year-over-year increase in New Listings added in Baldwin County for September 2024. However, the number of Closed Sales decreased and Average Days on Market increased for both the Traditional Residential and Resort/Island-based county submarkets. Additionally, the Traditional Residential properties in the county saw a slight Average Sales Price increases, while the Resort/Island-based properties experienced a dip in sold prices.


In the Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180), average sales price saw an 8.7% decrease from September 2023, resulting in an average of $620,654. Listings spent more time on the on market at an average of 109 days, compared to 69 days the year prior. A decrease was reported in Total Closed Sales as only 96 properties sold in September 2024, compared to 148 in September 2023.


In Baldwin County’s Traditional Residential area, average sales price experienced a 4.9% increase from September 2023 at $407,637. However, properties in this area stayed on market longer at an average of 69 days (which is 21 more days than the average a year ago), and there were 63 less closings in comparison with the previous year. The Traditional Residential area of Baldwin County did experience an increase of New Listings from the previous year at 580 properties versus 479 in September 2023.

  • Average Sales Price Change from September 2023: Increased 3.5%


North Baldwin

  • Average Sales Price: $330,712

A 'salty' charter captain might add that it was Lowrance that brought it to the U.S. fishing market. But whomever you credit, NOAA has now combined it with artificial intelligence (AI) to provide better chart mapping and even fish count locations of fish in the gulf. The results could impact local fishing seasons in the future.

Coach Brewer has piloted the Dolphins bus to this place several times this season, but today a thick, milky fog has engulfed the panorama, limiting the vision of what’s ahead, save for head coach Jason Hill. He’s studied today’s upcoming events and is hopeful for the upset.

A decorated urn containing human ashes washed up on Gulf Shores beach this past week, starting a mystery that local police have now solved. The container was discovered by people walking along the shore on West Beach on April 17. The urn had no name or identification on the outside.
