Baldwin Housing Market Remained Strong In March But Beach House Price Dipped Versus 2025

Coastal homes prices fell 7% in March 2026 vs. 2025

Baldwin County’s housing market remained active during March, with increased sales across both resort and traditional residential areas compared to last year. Data from Baldwin REALTORS® Multiple Listing Service showed rising closed sales, changing prices, and growing inventory. The spring market continued to take shape across the county. Activity reflected steady buyer and seller movement.


In March 2026, the Resort Area, which includes Orange Beach, Fort Morgan, and parts of Gulf Shores south of Canal Road and AL-180, reported an average home price of $714,486, down from $749,049 in March 2025. Homes also stayed on the market longer, averaging 113 days, up from 101 days last year.


Closed sales in the Resort Area rose to 174 properties in March 2026, up from 152 in March 2025. Total sales volume increased to $124,320,660 from $113,855,522. New listings declined to 397 from 480 in the same period last year.


Land sales in the Resort Area posted slight gains. Nineteen parcels sold in March 2026, totaling $6,348,900, compared with 20 parcels and $6,168,900 in March 2025. The average land price rose to $334,152, while days on market fell to 146 from 195.


In the Traditional Residential market, the average home price was $406,164 in March 2026, down from $429,684 in March 2025. Homes sold faster, with the average number of days on the market falling to 68 days from 76 days the previous year.


Closed sales in the traditional market increased to 475 homes, up from 400 in March 2025. Total sales volume rose to $192,928,287 from $171,873,608. New listings also increased, with 751 homes added, compared with 699 last year.


Traditional land sales also increased. In March 2026, 75 parcels sold for $12,118,800, compared with 57 parcels and $10,844,377 in March 2025. The average land price fell to $161,584, while days on market improved to 148 from 167.
