Coastal Home Sales Saw Price Increases in December But Fewer Closings

Local home prices were up 4.5% versus 2023

The Baldwin REALTORS® trend report was released for December 2024, and Baldwin County saw growth in both closed sales and average sales prices. Countywide, property sales rose by 97 units. Resort and island-based properties in the area recorded a 4.5% increase in average sales prices, reaching $795,077. Meanwhile, traditional residential properties experienced a 6.7% rise, with average prices climbing to $425,624.

 

The Resort submarket in Baldwin County, which includes Orange Beach, Fort Morgan, and all areas in Gulf Shores south of AL-180, reported an average of 95 days on the market (DOM) in December 2024. This marks a 26.7% increase compared to the previous year. Property sales in this submarket decreased slightly, with 133 closings—three fewer than the same period in 2023. However, the number of new listings grew, rising from 173 in December 2023 to 202 in December 2024.

 

The Traditional Residential submarket in Baldwin County, which includes all areas outside the Resort market, experienced an increase in average days on market (DOM). The DOM rose from 49 days in December 2023 to 72 days in December 2024, a year-over-year increase of 23 days. Property sales in this submarket totaled 395 units, 100 more than the previous year. Additionally, new listings rose by 22.9%, with 381 properties added in December 2024.

A decorated urn containing human ashes washed up on Gulf Shores beach this past week, starting a mystery that local police have now solved. The container was discovered by people walking along the shore on West Beach on April 17. The urn had no name or identification on the outside.
