More details of the new Margaritaville Resort project in Orange Beach are emerging. The city will discuss the complex as part of its Jan. 21 City Council meeting and the public is always invited. The meeting is planned for 5 p.m. at Orange Beach City Hall. 

 

“The city would issue the warrant to Wharf Landing in the maximum principal amount of $95 million upon completion of the phase one improvements and the new phase one infrastructure,” the agreement states. “The Warrant would not bear interest and would be payable in quarterly installments over a 30-year period. The warrant would be payable based on 50 percent of the city’s sales and lodging tax revenues received by the city generated from the development.”

 

At the Jan. 7 council work session, the agreement was briefly discussed and details attached to the agenda during the nonvoting session following the regular session. It may be voted on at the Jan. 21 meeting.

 

“Wharf Landing has proposed to develop the Northside Property into a Margaritaville Resort to be named “Margaritaville Resort-The Wharf”, consisting of a first-in-class full-service destination resort spanning approximately 80 acres,” the agreement attached to the work session agenda states.

 

This will include 354 rental units with 160 in a key condo-hotel, 49 traditional condos, 97 resort cottages and 48 resort bungalows.

 

Phase one will concentrate on the “waterfront district and will include restaurants and other tourist attractions at the site named Margaritaville Resort at The Wharf including more than “50,000 square feet of entertainment, retail and dining outlets, a seven-acre amenity deck featuring multiple pools, waterslides, and food and entertainment venues, all designed and operated under the Margaritaville brand.”

 

The agreement states that there will be spaces planned for an arcade, pickleball courts, and banquet and meeting spaces. Phase one will also include. “Infrastructure, including utility connections, waterworks, sewers, bridges, grading, curbing, guttering and paving of roads and streets, surface parking and other public improvements.” There will also be 42 transient boat slips built in phase one.

 

The rental units and condos will be built during phase two called the rental district and will include the building of the 97 cottage homes and 48 bungalows with walking paths and enhanced wetlands also in this phase.

 

The resort is planned on the site of the failed Bama Bayou complex.
