Average home prices climb slightly boosting homeowner equity

Baldwin REALTORS® has published its year-over-year residential real estate report, comparing the Baldwin County market in 2024 to 2023. The report shows a slight slowdown in activity compared to the previous year. Despite declines in sales volume and the number of transactions, the market remains strong, with stable property values and steady listing activity.


Last year, 6,396 properties were sold in Baldwin County, a decrease of just over 500 units compared to the 6,907 properties sold the previous year. This drop in transactions led to a $240 million decline in total revenue for the county’s residential real estate market. The average Days on Market (DOM) increased slightly due to the slower pace, giving buyers and sellers more time to make strategic decisions.


Despite slower sales, the number of new residential listings in 2024 rose to 10,266 properties, up 5.6% from 9,725 in 2023. This increase reflects sustained interest from sellers and offers buyers a broader selection of options. Meanwhile, Baldwin County’s average sales price saw a modest 0.2% rise, reaching $493,753. This steady growth gives homeowners and property investors confidence in the continued increase in equity.

  • Average Sales Price: $763,248
  • Average Days on Market: 91
  • Average Sales Price Change from 2023: Increased 6.9%


Eastern Shore

  • Residential Properties sold in 2024: 2,272
  • Average Sales Price: $472,319
  • Average Days on Market: 57
  • Average Sales Price Change from 2023: Increased 1.7%


North Baldwin

  • Residential Properties sold in 2024: 240
  • Average Sales Price: $292,879
  • Average Days on Market: 55
  • Average Sales Price Change from 2023: Increased 3.8%
