Gulf Shores Planning Commission Reviews Final Subdivision Plats

Developments in question were started BEFORE moratorium

A recent Planning Commission meeting was convened to vote on final subdivision plats for projects which began before the Gulf Shores building moratorium was put in place. The first project addressed, and the most drawing the public's interest, is called Village at Gulf Landing. Located at West 34th Avenue, this submission was for approval of final plat "A".
Andy Bauer, Zoning Director for the City of Gulf Shores, submitted the developer's plan to the commission. Village at Gulf Landing Final Subdivision Plat, was introduced, with the applicant seeking approval for a Final Subdivision Plat for the 116-lot townhouse subdivision.
The PUD master plan was approved in October 2018 for the total 83-acre property, with a maximum of 500-575 units, and the landowner deeded an additional 44 feet of property to the city for the construction of the West 34th Avenue public right-of-way in March 2020.

The development complies with the setbacks required at the time of preliminary plat approval, with 51 percent of the development being open space, and a colored rendering of the proposal is available for analysis.
Street lighting will be installed by the city utilizing the Baldwin EMC surcharge, with the city not having installed any street lights on the previous portion of West 34th Avenue. The Fire Marshal, Engineering Department, Gulf Shores Utilities, and Baldwin EMC have all reviewed the final subdivision plat, with the Fire Marshal having conditionally approved the subdivision and the Engineering Department having reviewed, inspected, and approved all construction.
A motion was made to approve the final subdivision plat with the condition that a temporary screening fence be installed around each phase before construction begins and that the permanent buffer be installed completely before certificates of occupancy are issued. The motion carried.

Two more housing projects, Oyster Bay Village and Village at Bright Creek Subdivision, were reviewed and motions were made for approval, with staff recommendations. The motions carried.
