Orange Beach, Ala. — (GSN) — While the West Marine has filed for Chapter 11 bankruptcy and announced plans to close over a quarter of its locations nationwide, West Marine has stated that it remains open for business. In fact their Orange Beach location is a top-performing store. The only change to the centrally located boating supply company is the landlord.


The Orange Beach commercial property sold for $3.2 million, and West Marine will remain open. The business has in fact always operated in a lease situation. The deal included a 13,600-square-foot building on Canal Road in Orange Beach, Alabama. Real estate agent Heather Harp represented the buyer. The sale is considered one of the most competitive commercial deals in the area in recent memory.


The property, which sits on 1.45 acres on Canal Road, closed following multiple offers. West Marine, one of the nation's leading marine retailers, will remain the long-term tenant. The new owner now holds a stabilized, income-producing investment in one of Orange Beach's busiest commercial corridors. The building's location provides strong visibility and easy access to the area's boating, tourism, and retail markets.


Harp's negotiating style drew attention during the transaction. The listing agent called her "a beast," acknowledging her tenacity, negotiation skills, and determination to close the deal. Harp secured the winning contract for her client despite a highly competitive bidding environment. Her approach helped the buyer edge out other interested parties.
